Unexpected discoveries such as hidden pipework, outdated electrics, poor insulation, damp or even asbestos can all increase costs. Having a contingency fund means these surprises are far less stressful and won't derail your project.
Allow Flexibility in Your Timeline
Renovations rarely follow an exact timeline, so it's important to build flexibility into your schedule.
Consider questions such as:
Will you continue living in the property during the renovation?
If work is delayed, can other tasks be moved around?
Are you working with one main contractor or managing individual trades yourself?
If you're coordinating separate trades, careful scheduling becomes even more important. One delay can have a knock-on effect, impacting every stage that follows.
Planning for some flexibility from the outset helps reduce stress and keeps the project moving forward.
Don't Underestimate Procurement and Lead Times
One of the most common reasons renovations are delayed is because essential materials haven't arrived when they're needed. For example, a plumber can't complete a bathroom installation if the bath, sink, taps or waste fittings haven't been delivered. Likewise, if tiles haven't arrived the plumber will have to be rescheduled in order for the tiler to complete their work, creating unnecessary delays.
Ordering products early and understanding supplier lead times is one of the simplest ways to keep your renovation on schedule. Before work begins, create a procurement plan that includes everything you'll need - from flooring and tiles to lighting, sanitary ware and kitchen appliances - and ensure items are ordered well in advance.
