Home Staging Services in North London
What is Home Staging?
Home staging is the process of making a space look and feel its best without undertaking major renovations. It involves thoughtfully arranging rooms, selecting and placing furniture, accessories and lighting to highlight each area’s purpose and appeal, ensuring the space is presented to suit its intended use.
Home staging helps sell or rent a property by making it look more appealing, often for private sellers, show homes or rental listings.
Home staging can be key to unlocking several advantages when it comes to selling your home. Did you know a room often appears smaller when it’s completely empty of furniture? Not only that, but buyers can struggle to imagine how they would actually use the space if it’s left bare. It’s your responsibility as the seller to make it as straightforward as possible for a prospective buyer to picture themselves living there. That’s precisely where home staging comes into play. Even a few missing elements can hold a property back, whereas a thoughtfully staged home can help you retain your asking price and often bring an offer in sooner than expected. The same principles apply to rental properties too - if you want to get your property let quickly, professional staging is frequently the fastest route.

Who We Work With
We are open to discussion with anyone who owns a property, whether residential or commercial, but you’re especially in the right place if you are:
a homeowner struggling to sell a property that hasn’t received the love and attention it deserves;
a property developer seeking to stage or design the interior of a show home or apartment;
or a landlord finding it hard to rent out a property and needing help identifying the target market and staging the space to appeal to that audience.
Home Staging is not too dissimilar to Interior Design. However it requires less by way of structural changes, and looks to work with what is already there. Our process for Home Staging is lighter than that of our Interior Design process, however it follows the same 4 key steps:

How Much Does
Home Staging Cost?
Home Staging companies charge in different ways. Some keep stock and therefore limit you to what they can offer in terms of scope, and then charge for the staging design and length of hire. At Debs Bespoke Interiors we treat home staging with the same care and attention as we do Interior Design, so our approach and pricing reflect that parity.
Our pricing is transparent and fair. The first three phases - Discover, Define and Develop -are offered for a fixed fee plus any reasonable expenses for the complete home staging package. For the Deliver phase, which can be harder to predict, we charge a day rate with an estimated number of days based on the agreed scope once the designs are finalised.

Home staging companies all price their services in different ways. Some per room, some with bespoke pricing, some on an hourly or day rate.
Our services are priced fairly. For the first 3 phases, Discover, Define and Develop, which gets you the full home staging package, we offer a fixed fee plus any expenses incurred.
For the Deliver phase, since this is harder to predict, we offer a day rate with an estimated range of days we anticipate it taking based on the scope of work once the designs have been delivered. -
This entirely depends on the nature of the house, what needs to be done and the length of time the house needs to be staged for, as we often hire in furniture on a monthly basis or specific term.
However, to give you an idea - for a fairly standard 3 bed house with no redecoration needed, the cost for first 3 steps - Discover, Define and Develop - would be in the region of £4-7k.
After this point, the Deliver stage day rate would kick in, ranging from around 2 - 4 days to complete at £800 per day -
Our home staging full service package includes the full vision and concept, spatial planning, item specification and then the delivery of the staging itself all the way through to the final flourishes of placing accessories and making the beds.

It’s really important that if you are set on staging, that you are staging a solid property. It would be a big mistake to stage a property beautifully only to discover it is riddled with damp. No amount of staging will prompt a buyer to look past such a big problem.
Other mistakes include spending more money than you need because you are emotionally invested. Through hiring a professional, you remove that risk. -
Everything you read about home staging suggests that a home will sell faster. It helps with online attraction, it is easier for buyers to imagine themselves in that home and with the right staging, can create a welcoming environment that can make buyers start to feel at home.
-
Yes - absolutely.
We will discuss how this can work at our initial discovery session and plan accordingly. Most staging projects are not too disruptive unless they require some element of renovation such as a lick of paint on the walls.
